Located in Concord, Ontario, 19 Bessemer Court required significant structural masonry repairs after years of water infiltration and inadequate drainage contributed to the deterioration of the building’s foundation system. As the foundation continued to deteriorate, sections of the exterior masonry wall began to separate and lose structural support, creating concerns regarding the long-term stability of the building envelope.

SBC Masonry & Restoration was retained to investigate the extent of the deterioration and undertake a comprehensive repair program to restore the affected area. The project involved the careful demolition and removal of the compromised masonry wall, excavation of the existing foundation system, and installation of new reinforced concrete foundations designed to provide long-term structural support.

To address the root cause of the failure, new drainage and waterproofing systems were installed to improve water management around the building and protect the foundation from future moisture-related deterioration. Once the new foundation system was completed, the exterior masonry wall was rebuilt and tied back into the existing structure, restoring both the appearance and structural integrity of the building.

The completed project stabilized the affected elevation, improved site drainage, and provided a permanent solution designed to protect the building from future settlement and water infiltration issues.
